The check in provides an opportunity for the tenant to meet with the independent inventory clerk, walk through the property and become acquainted with the inventory. In taking the time to do this there is a clear signed record, to which all parties agree, of the condition, contents and cleanliness of the property at the beginning of the tenancy. It also provides an opportunity to point out any particular areas that should be noted and for the tenant to make any relevant comment that can be recorded.
We will arrange an appointment to meet with the tenants, at the property to check through the inventory with them, usually on the day the tenancy begins.
Meter readings will be taken and added to the inventory, keys will be recorded and handed to the tenant who will then sign the original inventory.
Dependant on the size of the property and amount of furnishing this can be a time consuming process and must be carefully scheduled to ensure all parties have time to complete the task.
The check in report will then be forwarded to our client for retention.
